This was an easy cosmetic rehab which we got done for about $10,000. One of our regular private lenders funded this project.
The house stayed on the market a little longer than we like, and I almost refinanced it and turned it into a rental. However, we ended up getting a buyer and selling it.
One of my criteria for buying houses to flip is that I can refinance it and cashflow it if I don’t sell it quickly. I usually work on one big single family project at at time, but the rest are smaller and would cashflow if I needed to refinance it and pay off the private lender.
